Noida Authority Warns Against Buying Illegal Farmlands on Yamuna Floodplains and Unapproved Projects

The Noida Authority has issued a public warning, asking people not to buy farmhouses, residential plots, or other properties in unapproved projects, especially those situated on the Yamuna floodplains. This warning comes after the Authority received complaints about illegal constructions in areas meant for planned development. To tackle this issue, the Authority has started taking action against unauthorized constructions, particularly in Nagli Wajidpur and Kondli village.

“We have warned the buyers not to indulge in the sale or purchase of any kind of property in the project that is not approved by the Noida Authority. And if they do so, then they themselves will be responsible for the consequences,” said Lokesh M, chief executive officer of Noida Authority.

In Nagli Wajidpur, multi-storey buildings have been constructed without the necessary approval. The same problem has been noticed in Kondli village, where illegal buildings have been put up by land mafias. The Authority is collecting detailed information about these constructions to decide the next steps.

Illegal Constructions in Key Areas

Public notices have been issued to make people aware of these illegal activities. One notice mentions illegal buildings in Nagli Wajidpur, stating that construction without the approval of the Noida Authority is against the law. Another notice warns people not to buy properties like farmhouses, flats, or shops in unapproved projects.

“As per the provisions of Section 10 of the Uttar Pradesh Industrial Act, 1976, any kind of construction carried out without permission from the Noida Authority is illegal. On khasra numbers 198, 199, and 168, flat-style multi-storey buildings have been built without any approval from the Authority, and it is still ongoing. The illegal construction is affecting the planned development objective. Therefore, we are taking legal action against this,” an officer on special duty said in a public notice.

The Noida Authority also said that certain areas, including the floodplains of the Hindon and Yamuna rivers, have been marked for planned development. Illegal constructions in these areas are not allowed and can create problems for buyers in the future.

Public Awareness and Legal Action

The Authority has assured strict action against developers of such illegal projects and has advised buyers to thoroughly check if a property is approved before investing to avoid any trouble.

Earlier, in Noida Sector 135, illegal farm houses were being built on land originally meant for agricultural purposes. These farmhouses, owned by influential individuals such as judges and politicians, have sparked a black market of property sales despite periodic demolition efforts by the authorities. Brokers continue to lure buyers with cheap offers, bypassing regulations and adding to the problem. Despite legal notices and the Noida Authority’s warnings, the construction continues, leading to environmental damage, including the discharge of waste into the Yamuna River. The authorities are facing challenges in addressing the issue due to a complex mix of social, economic, and political factors, but are committed to taking systematic action to control the situation.
